Get the scope in writing
A real renovation contract names the parties, describes the scope room by room, lists allowances for finishes, sets a payment schedule tied to milestones, and states how change orders are priced. Verbal scope is where most renovation disputes begin.
Permits and the City of St. Thomas
Structural changes, new plumbing or electrical rough-ins, decks over a certain height and basement apartments generally require a building permit from the City. Confirm who is pulling it — you or the contractor — before demolition day.
Deposits and payment
A modest deposit to secure materials and a schedule slot is normal; paying the majority up front is not. Ontario's construction lien rules also mean holdback is worth understanding on larger projects.
Most St. Thomas homeowners get the best results by shortlisting two or three local businesses, comparing written quotes, and confirming licensing and insurance before any work starts.
